 great location, loads of potential.  still needs upgrading in parts.  a hotel which could be a gem when fully refurbished. this is underway and new owners seem keen to complete the process in style.at the moment its only 5/6 on 10 as parts of the hotel still feel like a boarding house. also in summer take a fan as my windows were double glazed but with only a small section that opens! but, hopefully, it will turn into a gem - great views,character building,near conference centre and lovely stroll to the beach! graham and tracy were very helpful and friendly hosts. the food was fabulous, a 4 course breakfast and only local and organic food is used. the rooms were beautifully decorated and sparkling clean.our hosts provided personal touches which made our stay special! linden house is ideally located, within walking distance of the riviera centre and local pubs but also a base to discover torquay. if you want to spoil yourself, stay here. also there were no children - what a bonus! clean and tidy lovely swimming pool not enough off road parking house was very nice bedroom very small very pleasant hotel, in need of refurbishing which the new current owners are trying to do. the bedroom was very small, and needed a good clean (empty wine bottle, soap dish under the bed plus lost of dust under the bed) the people and staff were very pleasant and help full if we were staying for longer we would have liked a bigger and perhaps a sea veiw room the hoteliers are new to the game but have embraced the concept with gusto. they are refurbishing the hotel in stages and make no apology for that as they are honest and enthusiastic about their desire to make the place a great hotel. we were not inconvenienced by the work and had a drink with the still-working, woodshavings-covered son of the owners in the bar at midnight! very hospitable family. brilliant polish porter who could be the next manuel. fantastic value and have booked again for march when we next play torquay. thought there was no hot water in the shower until i read a sign on the mirror informing that the water takes 5 mins to come through! it did - and there was plenty of it! a minor thing but just to warn you to read the mirror!
